The Bentley 360 project (formerly the Bentley Regeneration Project) provides an exciting opportunity for the Department of Communities’ (Communities) and the City of Canning to drive one of the most significant medium-to-high density urban infill developments in WA.

Supported by the City of Canning, Communities is seeking to breathe new life into the existing Bentley community and create a place where everyone feels they can belong and have the opportunities they need in life

The transformation of the site into a vibrant, thriving and integrated community will deliver a contemporary residential community of at least 1500 new dwellings 8km from the Perth CBD that, through market leading innovation, will bring greater housing affordability, diversity, choice and tenure opportunities to the Bentley area.

With a focus on community connections, delivery of new state-of-the-art facilities and support services, high-quality parklands and recreation spaces, and new employment and training opportunities, Bentley 360 will provide a safe, inclusive community with a strong sense of place and belonging for all residents.

The Brownlie Towers buildings located within the Bentley 360 project will be demolished by Communities prior to development commencing on site. An Expression of Interest seeking development partner for the project site was released in May 2018, with a development partner expected to be announced in late 2019.

Communities has developed a Project Aspiration for the Bentley 360 site that is supported by the City, and aligns with Communities agency direction of People, Place, Home.

Generate appropriate housing for those on low-to-moderate incomes by developing well-considered homes that cater for a diversity of households and people.


Find and deliver the best-practice sustainability principles to improve liveability, increase employment opportunities and ensure low-running costs to drive long-term affordability.


Create a fit-for-purpose development that provides on-site management and maintenance services that deliver the highest quality of lifestyle and contributes towards forward-looking, comfortable and safe built-form and public realm outcomes.


Deliver a fully integrated development that supports the vision of the project and promotes a connected and supported community for future residents and the wider population.

 Commercial viability  

Create an integrated, self-sustaining development that delivers high quality urban outcomes and ensures strong financial returns to all parties for reinvestment into housing outcomes.

Bentley 360 provides opportunities for Communities and the City to support State growth policies as outlined in Perth and Peel @ 3.5millionwhich will see Perth’s population expected to grow to 3.5 million people by 2050.

Bentley 360 and the City’s $70 million City Centre Regeneration Program both provide opportunities to increase dwelling density and affordability in locations which offer high amenity, excellent access to public transport options in addition to commercial and retail development opportunities.
